Young professionals looking to make their hard-earned money work for them would be smart to put that money into the best investment going-real estate and the opportunity to own their own home, say the experts. Such a move can be particularly advantageous for those who rent or are considering it.

"It makes financial sense and dollars and cents, too. Many 20- and 30-something professionals rent not because they want to, but because it is so difficult to get enough money together at one time for a down payment on a home of their own," said Diane Robinson, director of marketing for Wyndham Deerpoint Homes. "We have just completed the first quarter in a new tax year. Buying a townhome instead of a single-family residence can also be a practical step-up for renters who are reluctant to part with one of the only true advantages of renting-the freedom from home maintenance.

When a homeowner pays a monthly mortgage, the portion applied toward the principal every month comes back is your money coming back to you-a reflection of the value of your equity," Robinson noted.

Conversely, the amount you pay each month in rent "is money that you'll never see again-dollars that you can't put to work for you. It's kind of like paying someone for the simple opportunity to occupy their property," she said.

Moreover, when tax time rolls around again next year and the year after, buyers can take advantage of yet one of the other benefits of home ownership-the ability to deduct property taxes and mortgage loan interest on their federal and state income tax returns.

"When you add up all the pros of purchasing, most owners inevitably gain more tangible and intangible benefits than renters do," Robinson said. "It simply makes better financial sense to build equity, reduce your taxes, and make your money grow through appreciation, all while living in a brand new home that you can call your own."

Renters are seeing the advantages of buying, which explains the brisk sales at Prairie Pointe, Wyndham Deerpoint Homes' new community of 84 townhomes in South Elgin. Located on Raymond Street north of Kenyon Road, Prairie Pointe has proved to be an in-demand destination for new townhome shoppers, with 12 residences that are now available for immediate delivery.

"While interest rates are still low, now is the time for anyone getting a tax refund to buy," said Robinson. "Many shoppers appreciate the luxury of being able to move in right away, without having to wait out the building cycle from start to finish. At Prairie Pointe, they can do just that."
